Every client can list their home at 3.9%. This is lower than most agents who charge 4-6% rates.
You can get a lower rate of 3.5% when you work with me on another transaction. Essentially if you are buying another home, selling another property, or work with a referral agent then I can offer you an even lower rate of 3.5%.
Your low rate of 3.5 or 3.9% is going to INCLUDE a 2.7% pay out to a buyer's agent. This is incredibly important. This is the incentive for other agents to bring their buyers and show the home.
You've done all the home projects and your house is ready! It's critical to have your home photographed by a professional real estate photography company. This is included as part of my listing service.
On my first free consultation with you I will provide an approximate estimate on your home value. After I've had a chance to see your home I will be able to provide a refined estimate on the property value and a recommendation on pricing strategy.
During the first free consult I am happy to provide free advice on home projects and staging.
Your property will be listed on the MLS. This is the main website used by realtors. The listing will then get pushed out to other sites like Zillow, Realtor.com, Redfin, etc.
As part of the listing service I will put in a yard sign and provide professional flyers for buyers to take home after their showing.
As part of my representation for you I will negotiate with other agents and buyers to help secure the best terms possible in your purchase agreement. There is a lot more to selling your house than a strong sales price.
I will maintain all files throughout the transaction, keep track of important deadlines, and follow up with various parties as needed including lenders, other agents, and title companies.
Most importantly my low listing rate comes with me. I'm a very service oriented person and I want to provide a 5-star experience for each of my clients.
